Condition Surveys
Condition surveys are undertaken for clients as periodic risk evaluations, during property acquisition and at commencement or surrender of leases. Periodic condition surveys include walk through surveys to identify defects and, where necessary, intrusive investigations to determine the cause of the defects. These surveys are frequently carried out in conjunction with hazardous materials surveys, including asbestos surveys, and indoor air and water quality surveys, undertaken by ESG’s health and safety professionals.
ESG provide complete pre-acquisitions surveys of property portfolios to help clients manage the risks associated with the acquisition of properties. These surveys include:
-
Structural condition surveys aimed at identifying building defects that could affect the value of the property
-
Environmental due diligence reports targeted to identify whether the client is likely to be purchasing contaminated sites that could attract significant clean up costs
-
Hazardous material surveys to identify the presence of asbestos, PCBs, etc which would have the potential to impact the cost of any alterations and may necessitate remedial works to safe guard the users of the building.
